Bill's Superette & G-Will Liquors N.E. corner, Lake Drive & Main Street, Lino Lakes

Type: Retail Size: 13,362 square feet (liquor store), 8,460 square feet (superette) Developer: Rademacher Cos. Contractor: Fendler Patterson Construction

Details: Lino Lakes would get a new liquor store and adjacent gas station-convenience store under plans submitted by the Andover-based owner of the G-Will liquor store chain.

The Lino Lakes City Council this week gave preliminary approval to a request from Rademacher Cos. to subdivide a 4.65-acre vacant lot at Lake Drive and Main Street into two smaller parcels. One would contain a 13,362-square-foot G-Will liquor store, while the other would feature an 8,460-square-foot Bill's Superette gas station-convenience store.

The superette -- which would have 16 fuel pumps -- also received council approval as a conditional use for the southern lot.

Much of the recent development in the Anoka County city of 22,000 has been in its Town Center along Interstate 35W, where in the last decade a SuperTarget, Kohl's, YMCA, hotels, banks and several multi-tenant commercial buildings have sprung up.

The new project, however, is farther east in the city's older commercial section at Lake Drive (County Road 23) and Main Street, which has seen increasing traffic in recent years. That prompted residents in 2010 to approve a referendum to help pay for improvements for the intersection, including the installation of a traffic signal.

Also part of the $1.7 million project are new dedicated turn lanes and pedestrian crosswalks.

Construction on the project is expected to get underway in the spring.
