Address: 9350 W. Broadway Av., Brooklyn Park

Type: Industrial

Size: 202,131 square feet

Developer & architect: CSM Corp.

Details: CSM Corp. has gained final city approval for construction of a second phase of its 610 Commerce Center in Brooklyn Park.

The 202,000-square foot first phase, completed last year, is 100 percent occupied. In November, leasing agent CBRE announced Point B Solutions had expanded from 34,780 square feet to 61,097 square feet, taking up the remaining vacant space. Scholastic Book Fairs was the first tenant in the initial phase, followed by BlackHawk Industrial and Varitronics LLC.

Plans for Phase II show a building that is practically a mirror image of the original. At 202,131 square feet, it will be primarily constructed of concrete panels with several large windows and metal accents in the entry areas. The primary access to the site will come via an existing driveway on West Broadway.

CSM is now marketing Phase II and said it will be ready for occupancy by this fall. Described as a state-of-the-art industrial "flex space," it boasts optic fiber access and a strategic location in the southeast quadrant of the Hwy. 610 and West Broadway interchange. The developer's plans call for a future third and final phase on the 31-acre site.

The city recently approved plans for a pair of hotels adjacent to the CSM property. St. Louis-based hotelier Midas Hospitality is building a pair of Hilton-branded hotels at 9400 W. Broadway Av.
